Antelope and North Highlands, North East of Interstate 80 to the Placer County line has seen a transformation in the last 15 years. North Natomas Area Boundaries
The North Natomas Community Plan area is bounded by Elkhorn Boulevard on the north, the Natomas East Main Drainage Canal (NEMDC) on the east, Interstate-80 on the south, and the City limit line to the west. The general area 3-5 miles East to Southeast of Sacramento International Airport.The area within the City boundary consists of 7,388 acres of primarily undeveloped land.

Area Characteristics
North Natomas is the new growth area of the City of Sacramento. Existing development in North Natomas includes the Natomas Marketplace regional shopping center, Arco Arena, Sacramento Coca-Cola Bottling Company warehouse and bottling facility, Raley's Distribution Center, Fry's Electronics, and a 108,000 square foot office building along Del Paso Road. A variety of residential uses are located in the area. Witter Ranch Historic Farm, Fisherman's Lake, Ueda Parkway, and a future 200 acre Regional Park are the highlights of the community.

Population and Housing
The area is on the crest of a major growth period. In the recent past, population and the number of housing units have remained stable. Beginning in 1999, about 1,500 homes per year will be built in the area. Four primary residential areas are anticipated to be developed: Northpointe Park, Northborough, Gateway West, and Natomas Crossing. Apartments will soon be under construction in two locations. At buildout, North Natomas is projected to have 32,500 dwelling units with a population of 66,000 residents and 71,000 employees. The City is requesting Letters of Interest for the 100 acre site north of Arco Arena for an urban entertainment/sports complex project to serve as the southern anchor of the Town Center.

Located just across the American River from Folsom and south of Roseville in Placer County, Orangevale, has much to offer. Still considered rural by many, Orangevale has modest homes and country estates, good schools, shopping nearby and a short commute to many of the large employers in South Placer County and Folsom. Many properties are large enough for cattle and horses. Property values $150,000-$1,000,000

RANCHO CORDOVA and GOLD RIVER--95670,  95655,  and 95827

Just south of the American river and Fair Oaks, Rancho Cordova on the West and Gold River on the East of Sunrise Blvd. A variety of housing options, single family, duplexes and multe family units in the low to medium price range in Rancho Cordova. Gold River on the other hand, west of Sunrise Blvd, is a planned community with gated complexes and a homeowners association with strict bylaws. The Folsom-Cordova School District serves Rancho Cordova while the San Juan Unified School District serves Gold River. Mather Air Force Base on the southern edge of Rancho Cordova was closed in 1993 and now air freight companies use the facilities on a limited basis. Base housing, built in the mid 40's has been torn down and new homes are being built near the Regional park and golf course. Home values, Rancho Cordova, $50,000-$225,000. Gold River duplex homes $200,000 and single family up to near $600,000. Mather $50,000 to $300,000


This area, with a very diverse mix of housing mostly built in the 70's , lies east of the Greenhaven Pocket area and Route 99. The area has convenient access to Florin Mall, one of Sacramento's largest. The Old Army Depot, more recently Pacbell Park, provides employment to thousands. Churchill Downs and Vintage park are in the County, and have a mix of older and newer homes. Homes range in price from about $70,000 to $450,000.


East on 50 out of Sacramento County and up into the rolling hills only minutes away is El Dorado Hills, home of Serrano Country Club. Need a home with 4000 square feet and great views; you will more than likely find one beside the golf course or up on the surrounding hills, over looking Folsom Lake. With about 20,000 residents and according to the local Chamber of Commerce, over 250 businesses in their Business Park south of highway 50, the manufacturing base should provide the necessary tax base to support the community. Home prices, low $200,000's to $2,000,000+.


Just a little further East from El Dorado Hills are the communities of Cameron Park and Shingle Springs, both sharing the same zip code. Here you will see homes on the sides and tops of the surrounding hills and ranches with 5 acre and larger zoning. The 100 home Cameron Park Estates has it's own air port and most of the homes have hanger's and garages side by side under the residence. Small planes and auto's share the same roads. Need room for a few cows or horses you will probably be able to find it south of highway 50, as there are many mini ranches in the area. A few small subdivisions provide additional housing. Prices $200,000 and up


Granite Bay is an upscale bedroom community, located just north of the Sacramento County line east of Hazel Ave and borders Folsom lake, with great schools and recreation facilities. Many gated communities within Granite Bay, Los Lagos, Shelborne Estates, Wexford, Granite Hills, Wedgewood and Greystone to name a few, offer the buyer many choices in the upper end market. Median income now highest of any community in California. Homes range in price from a couple hundred to several million.


Located north of Granite Bay, from Folsom Lake to Sierra College Blvd. Residents enjoy the wide open spaces, with many homes on top of ridges, with views of both Sacramento and the Sierra. Upper end properties with newer fill-in communities with a more modest cost. Home to Sierra Community Collage. Look for homes in the Twelve Bridges area to surpass $1,000,000, as just to the northwest, with connecting roads is Sun City Lincoln Hills with over 3500 homes on the way to over 8000. Home prices $200,000 to several million for larger properties with a view or many acres of land.

ROCKLIN 95677, 95765

Located just North East of Roseville and West of Loomis, Rocklin is very much a bedroom community for the more industrialized communities to the south. Stanford Ranch, a residential development, is in the process of building out, with homes from $200,000 to more than $400,000. Several small shopping centers serve the community. The large Galleria Mall in Roseville is only minuites away.

From the Southern Pacific Switching Yard in southwest Roseville, near the Sacramento County line to the high-tech plants of NEC and Packard Bell on the north of town Roseville has it all going. With the new 1,000,000 square foot, Galleria Mall, with 5 anchor stores and the largest Auto Mall in the United States, along with many other small businesses, the tax base provides ample moneies to support town services. With many new housing developments, with a wide range of prices, most familes and singles can find a place to live. Sun City Roseville, a Dell Webb retirement community with over 3500 homes was recently completed. Great schools and shopping make Roseville a rare find. Home prices $250,000- over $1,500,000
