More than 40 million Americans moved last year, and a number of them were
forced to leave behind an empty house, often due to a job transfer. Listing an
empty house for sale poses challenges but still can be profitable, according to
Coldwell Banker Residential Brokerage.
The company offers these tips for homeowners who need to move, then sell:
Keep up the exterior of the home. Potential buyers form first impressions of
a home when they drive by or pull into the driveway. Work with a real estate
agent to arrange for lawn and garden maintenance to guarantee an attractive
and well groomed outside appearance.
Give the home a thorough cleaning. Dust balls under the couch are easier to
hide in a furnished house than they are in an empty house. Pay particular
attention to cleaning hard-to-reach places. Take care of scuff marks on walls
and any loose hinges.
Leave the utilities connected. Having lights on and a comfortable
temperature inside the home can greatly influence a sale. "It is important to
create an inviting atmosphere for potential buyers," said Tammy Maddente,
